OYO Cheetham Hill Guest House Overview
First Impressions
Walking up to OYO Cheetham Hill Guest House on Waterloo Road, you get that classic Manchester vibe — it’s unpretentious but welcoming in a way that immediately puts you at ease. The three-star property sits comfortably in its neighborhood, and honestly, there’s something refreshing about a place that doesn’t try to be more than it is. The entrance feels homey rather than corporate, which I actually prefer when I’m looking for somewhere genuine to stay.
Location & Neighborhood
Here’s what I love about this spot — you’re in Cheetham Hill, which means you’re close enough to Manchester city center without being stuck in the tourist chaos. The area has this authentic, lived-in feel that gives you a real sense of the city. You know what’s great? You can easily hop on public transport to get downtown, but when you come back in the evening, you’re in a quieter residential area where locals actually live and work. It makes sense why couples rate this place so highly — there’s something romantic about discovering a neighborhood that feels more like the real Manchester.
The Rooms
The accommodations at OYO Cheetham Hill Guest House are exactly what you’d expect from a well-run three-star place — clean, comfortable, and thoughtfully arranged. I mean, you’re not getting marble bathrooms or anything fancy, but the rooms have everything you actually need. The beds are properly comfortable (which honestly matters more than thread count), and there’s decent storage space for your stuff. What struck me was how well-maintained everything felt — you can tell someone cares about keeping this place in good shape. Each room is equipped with essential amenities to ensure a pleasant stay.
Value & Practical Matters
With a 7.7 rating, this guest house clearly knows how to deliver on expectations without breaking the bank. The staff seem to understand that travelers want straightforward service — no fuss, but genuinely helpful when you need something. I appreciate that they’ve focused on getting the basics absolutely right rather than adding unnecessary extras that just bump up the price. The Wi-Fi works properly, the heating does its job, and check-in is refreshingly simple. Guests consistently praise the reliable service and attention to detail.
Why Guests Love It
There’s something to be said for a place that consistently delivers exactly what it promises. Recent guests keep highlighting the location, and after staying here, I get it — you’re positioned perfectly to explore Manchester while having a peaceful base to return to. Couples especially seem to appreciate the balance between accessibility and tranquility. It’s the kind of place where you feel like you’ve made a smart choice rather than just booking the first thing you found online. You’ll leave knowing you experienced a slice of real Manchester life, not just another generic hotel stay. This guest house represents genuine hospitality at its finest.

I like the location as it is walkable from Abraham moss tram station and you can easily get to Victoria or Old trafford. There are a lot of food options in the neighbourhood.
There is code lock on the main door and I had a separate key for my room.
My room was on the top floor and I had a private bathroom. Rooms were clean.
